
Digital Certificate.
Since we moved into Spanish Mortgage Claims, we have experienced many challenges that contradicted the original parameters of the claim. The most important one for us being the length of time a case spends in Court and also the ability for the Banks to appeal an official Judgement. When these issues arise, we work to hard to find solutions and not to just "accept" that everyone will have to wait indefinitely.
Without a doubt, one of the main objections arising from our Clients is the Power of Attorney process. This includes the amount of information required prior to making an appointment and the amount of money that the Notary will charge for their services, normally around the €120 figure. Due to constant research and problem solving there is an alternative to this lengthy process - a quick visit to the Town Hall and we can bypass this stage altogether by you requesting a Digital Certificate.
​The Certificate is likely to become a very useful tool for every day Spanish living and has other benefits.
A brief explanation of the process is outlined by our Lawyer is below:

Every townhall may not follow the exact same process so the best thing is just to ask the clients to go to their townhall (with their passports) and ask there how to get a digital certificate (certificado digital).

Usually they will identify the clients there and then, ask them for an email address and a password for the digital certificate and send them the digital certificate by email.
​
All they have to do then is email us the digital certificate by email together with the password.
